Mark's Approach
Mark has been a licensed Idaho real estate professional since 2019 — seven years of watching what actually trips up a first purchase. It is almost never the house. It is the terminology nobody defines, the timeline nobody explains, and the decision that arrives before the buyer feels ready to make it.
His approach is to eliminate that anxiety by getting ahead of it: explaining each step clearly before it happens so clients feel prepared rather than surprised. Every term gets defined the first time it comes up. Every number gets explained before anyone is on the hook for it. No question is treated as too basic, because in a first purchase there is no such thing.
That includes telling a buyer to wait when waiting is the right call. A first purchase made under pressure is the one people regret, and Mark would rather lose the timeline than put someone in that position.
Mark's Story
I'm a Boise native, and homes caught my interest early. That interest took me into construction — first as a framer, building the wooden framework that gives a house its shape — and later into work as a home inspector, learning what makes a house sound from the inside out.
Becoming a real estate agent brought together the two things I enjoy most: homes, and serving people. I earned my Idaho real estate license in January 2019, and today I work with first-time buyers because that's where the questions are biggest and the guidance matters most. My job is to simplify the process, answer your questions — all of them — and guide you every step of the way.
What Working With Mark Looks Like
The first-time purchase is the one where nobody tells you what you don't know. You will know what an inspection can and cannot find before the inspector arrives. You will know what happens if the appraisal comes in low before you write the offer.
You will understand the Buyer Representation Agreement — how your agent is compensated, by whom, and on what terms — before you look at a single home. We will never tell you that representation costs you nothing. We will tell you exactly what it costs and where the money comes from.
And you will hear back. Every inquiry gets a two-hour response SLA — meaning a reply within two hours during business hours, not "we'll get to it."
Down Payment Assistance — What Mark Knows
Many first-time buyers in Idaho qualify for programs they don't know exist. Mark works with Idaho Housing Finance Association programs, federal down payment assistance, and the VA and FHA paths that most first purchases in the Treasure Valley actually run through — which means buyers working with him arrive at their lender conversation knowing which programs are worth asking about, instead of assuming they can't afford a home they may well qualify for.
