Sign a Buyer Representation Agreement
This is the agreement that officially makes us your agent and outlines how we're compensated. We review it together before you sign anything.

Search for Homes
We set up a search based on your criteria and start touring homes. We'll give you honest feedback — including when something doesn't add up.

Make an Offer
When you find the right home, we build an offer together — price, terms, and any conditions — based on what the market data actually supports.

Negotiate and Go Under Contract
The seller responds. We negotiate on your behalf. Once both sides agree, the home goes under contract and the clock starts on your due diligence period.

Home Inspection
A licensed inspector examines the property top to bottom. You'll get a full written report. We help you understand what matters and what to request the seller address.

Appraisal
Your lender orders an appraisal to confirm the home's value supports the loan. This protects both you and the bank.

Final Walkthrough & Closing Prep
Just before closing, we walk through the home one more time to confirm everything is as agreed. Your lender and title company prepare the final documents.

One of the most common questions we get is: "What does it cost to have a buyer's agent?" It's a fair question, and you deserve a straight answer before you commit to anything.

Before we show you a single home, you'll receive and review our Buyer Representation Agreement. This document outlines exactly how Jacob is compensated — the amount, the source, and the terms. Nothing happens until you've read it and agreed to it.

In many transactions, the seller's side covers the buyer's agent compensation — but that is not guaranteed, and the rules around this have changed. We will explain exactly how it applies to your specific purchase and give you a clear picture before any offers are made.

What we will never say is that our services cost nothing. That language would be inaccurate and unfair to you. What we will say is that you'll understand every number before you're on the hook for anything.
